***Vendor's comments:*** We have lived in this house for six years, which is a year longer than we originally planned, but we love it here and haven’t felt in a rush to move. We have great neighbours and are close to both East Croydon and South Croydon stations, which is brilliant for travelling both north and south by train. The tram stop at Lloyd Park is convenient for trips to Beckenham or Wimbledon and there are restaurants and shops within walking distance.

We love being outdoors, and South Croydon offers many wonderful green spaces right on our doorstep. Lloyd Park, just up the road, is huge and perfect for walking with the dog and children. Park Hill is a lovely, London-style park, great for a peaceful picnic as it’s shielded from busy roads on three sides, and it's a nice walk when heading to East Croydon station. Coombe Wood Gardens, Addington Hills, and Croham Hurst Woods are all within walking distance. A 15-minute drive can take you to the countryside or to areas like Crystal Palace or Beckenham. Location-wise, it’s hard to find a better-connected spot, something we will miss when we move.

Now, about our house. We felt like we struck gold when we bought it and we remember being so excited to have found such a gem. Every room has windows covering one wall, letting in so much light, which is fantastic (and saves on lighting costs!). The rooms are all good sizes, and having two bathrooms is super convenient. If we were staying, we’d probably add another under the stairs. On the ground floor, we used to love having parties with sofas and a TV; it was previously used as a bedroom and is now our daughter’s playroom, so it’s a versatile space! We use the back room on the first floor as an office, but it was previously our spare room. We had a new shower fitted two years ago, and the living room is a lovely, well-proportioned space. In the evening the sun sets on this side of the house, providing beautiful light and sunsets.

The garden is one of the best features of this house. It’s a good size—not too big to maintain but with plenty of room for a budding gardener. People joke about Costa Del Croydon, but this garden genuinely feels like a little haven. It’s quiet and full of birdsong in the mornings and evenings, and it’s sheltered from the outside world by townhouses on two sides, tall protected trees at the back and other gardens and land on the right side where the old railway line used to be. Often, we find it warm and pleasant in the garden, only to discover it’s windy and much colder when we head to the park!

Out to the front, we have parking for one car, but it could easily accommodate two, like our neighbours. We just preferred to keep the lovely Jasmin bush and a little garden.
