Property Summary

***Vendor's comments:*** "I bought this flat a couple of years after I graduated and it was the first property for me to get on the property ladder. Back then and even now I feel it is very rare to find a nice, modern flat for under £250,000 in Greater London."

***Vendor's comments:*** "I bought this flat a couple of years after I graduated and it was the first property for me to get on the property ladder. Back then and even now I feel it is very rare to find a nice, modern flat for under £250,000 in Greater London.

In my opinion, South Croydon is a much nicer and safer place, in comparison to East and West Croydon. This development is in a family residential area that is very quiet and also has a lovely sense of community. If you walk for five minutes, you can find; a big Sainsbury supermarket, TKmax, Homesense and Next. If you take the tram for 1 stop or walk for thirteen minutes, you can get to Croydon high street where you can find; Lidl, M&S, gyms, a shopping center (House of Frasers, Zara, H&M etc), restaurants, Surrey street market and Boxpark.

For commuters, the apartment offers great transportation as it is a one-minute walk to Wandle Park Tram Station and it takes less than 10 mins to get to East Croydon Station where you have frequent trains bringing you to London Bridge(15mins) or London Victoria (18 mins). Wandle Park is just opposite the building where you can find a large green area, you can have a run in the morning or walk your dog after work.

I lived in the property alone for five years until November 2020 and since then I have rented out the property to a professional tenant. I am currently achieving £1,100 per calendar month which is a 5.5% rental yield and I believe is very high for London. I have recently been told by agents that in this current market, I could achieve over £1200 now too so this may be appealing to some investors.

My husband and I are planning to buy a family house this year so the sale of this property will go towards our deposit."
