It had everything that you need from the location, amenities, great transport links and stunning views. As we entered, we immediately loved the bright spacious rooms with the high ceilings and floor-to-ceiling windows. All the rooms are of really good size. We made a lot of use of the space using bright colours and contemporary décor. Most of the rooms were repainted recently. The two generous double bedrooms are much bigger than what we have seen in other properties in London. The bathroom is also a very good size, and we have modernised it recently, changing the flooring, adding a soft close toilet, improving the water pressure and repainting the walls. There is a lot of storage space in the hallway in a double cupboard along with space for a washing machine and there is more space in the separate boiler room. We have added blackout blinds, created a designated space for each area as well as added additional storage in the already generous kitchen area all of which is very easy to keep clean.

Despite its central location the flat is very quiet and has great sound insulation. It is also very well insulated, and we hardly ever turn the heating on. So, the energy costs are low which is even more important with today’s energy prices. The whole building has been recently completely re-cladded in accordance with the latest Government regulations with good fire-safety systems installed. It is in Council tax Band D. There is Sky/ BT/ Hyperoptic cabling available in the flat. Further improvements were added with new smoke detectors and a new video intercom. We don’t have a dishwasher but the fittings for it are installed. The property further benefits from a long lease with no onward chain so a quick sale is possible. Some furniture and custom made black out blinds will be available to buy for a little cost.


It is a very secure block with nice friendly neighbours. The foyer area provides access to the lifts along with a communal garden. For us, this is a perfect city pad with very quick access to London. It is just a 12 min walk or short bus journey away from East Croydon Station with direct, fast and very frequent transport links into London Bridge (14 min), Victoria (19 min), Kings Cross (30 min), Gatwick airport (15 min) and Luton airport. When going South, Brighton is just 45 minutes away.


But Croydon also has a lot to offer. It is just a 10-minute walk from Boxpark Croydon, a 5 minute walk to Fairfield halls and a 5 minute walk from Croydon High Street with Whitgift and Centrale shopping centres. It is right in the restaurant quarter providing instant access to London’s oldest street market in Surrey Street with street food stalls along with excellent restaurants, bakeries, independent cafes, fitness centres, bars, nightlife and shops on Southend. We are spoilt with choice by the restaurants on South end, with Paratha Inn just across the road being a firm favourite. We support plenty of local small businesses which will always say a friendly hello as you walk by. We are also involved in local community leadership and would be happy to point you to the useful contacts for the area for literally anything under the sun. It is very convenient to have a 5-minute walk home after an evening at the Vue cinema, Fairfield Halls or the very popular Board games café Ludoquist. The area is very safe for coming back late after a night out in central London, it is always buzzing with many people on the main streets. There is the lovely Park Hill Park, a green oasis that is just a short walk for us and there are many more green spaces around, also maintained by the community. We enjoy watching the fireworks from the warmth of our home with the park views this flat presents.


We love the area and are heavily involved in the local community. We have been organising “feeding the homeless” drives at the Council. We will be sad to leave but we have plans to move to another country to expand our horizons.
