***Vendor's comments:*** "We bought this flat as it felt a lot more spacious than a lot of the properties we were looking at in the same budget. The living room is the heart of our home, with its high ceilings and abundance of natural light coming through the large bay windows, it’s a really beautiful space. It’s also large enough that we’ve been able to work from home comfortably without disturbing the living room vibe or compromising either bedroom.


The bedrooms were also a big selling point, we could fit our king-size bed in the spare room and get a super-king in the main room and still have lots of space in both. There is loads of deep under-stair storage and we have a washer/dryer behind one of the doors. The huge garden was also a big plus, allowing us to grow plants and vegetables whilst also providing lots of low-maintenance space for entertaining at the side. We felt we were getting a lot for our money and haven’t regretted it for a moment!


We’ve done a fair bit of work as we weren’t planning to move so soon - we’ve lived here since December 2019 but can now upsize earlier than planned. Outside we’ve repointed part of the garden wall which had large gaps, painted the fence, rehinged the gate and put in a large planter and veg boxes. The main roof was also repaired in April 2020. Inside we’ve put in a new front door with 5 lever mortice deadlock, repainted the doors and added a couple of accent walls for a splash of colour without losing the modern decorative feel. There’s a great integrated kitchen with fridge, freezer and dishwasher which we think the previous owners had recently put in.


The property was extended when it was converted into two flats, so the bedrooms both sit in the extension. The great thing about the large garden is that you still have a huge amount of space despite the extensions, so nothing feels cramped inside or out.


The flat is incredibly close to Norwood Junction station, the entrance is a 4-5 minute walk (or a 3 minute speed-walk if you’re not a morning person). It’s 12 minutes to London bridge (less than our commute from Hackney!) and also 30 minutes direct to Gatwick which is great if you have friends who live abroad or want to take a holiday when Covid is over! 


Sainsbury’s is a 5 minute walk, Tesco is 6 minutes, and there’s a post office in between. Aldi is 9 minutes away on the other side of the station. Our GP is an 8 minute walk and there’s also a leisure centre there too. We love to walk over to Mamma Dough for amazing pizza, visit the clocktower market at the weekend, and grab a cupcake from Walnuts & Honey. We also like to cycle to South Norwood Lake, or to Coughlan’s bakery for vegan goods you wouldn’t know were vegan – both are within 10 minutes. And of course Crystal Palace is just up the road, so you can be nearby without the Crystal Palace price-tag!


There’s a lot we’ll miss about this home, but we hope the new owner will love it as much as we do."
