Property Summary

***Vendor Comments*** "This house has been a labour of love, renovating a rundown, unloved 1970s space into a modern, bright, secure family home. I have transformed every area to maximise functionality, comfort and aesthetics. We have removed a chimney stack from ground floor to loft, allowing for a lovely spacious kitchen.

**Vendor's comments** "This house has been a labour of love, renovating a rundown, unloved 1970’s space into a modern, bright, secure family home. I have transformed every area to maximise functionality, comfort and aesthetics. Internally removing a chimney stack from ground floor to loft, allowing for a lovely spacious kitchen, being a chef, this was essential. The top floor was a tiny playroom; this has benefitted from a full hip to gable extension, making a massive master bedroom and en suite. I toyed with the idea of splitting the room into 2 doubles but fell in love with the amount of space I had and loved waking up to the morning light streaming in past the willow tree.

A new family bathroom replaced the pokey ground floor bathroom, and the downstairs toilet is now part of the utility room, keeping life easy and uncluttered. The garden space is clean and manageable, raised planters and herb garden are the greenery, and the main focus is the seating/BBQ area and there’s outdoor power for funky lights and tunes.

My favourite part of the house is the conservatory. I tend to do all my work at the breakfast bar (including writing this). It’s a great space, seeing the action from the kitchen whilst feeling the vibe from the garden and great lighting all day.

The house is about 15 minutes walk to Crystal Palace. A great town, worth an explore. Highlights are the cinema, great pubs, bars and restaurants, Saturday market, the best antique shop in London and the incredible park (look out for dinosaurs!).

The vibrant West Norwood is 15 minutes in the other direction, with lots of local shops, cinema/library, B&Q, coffee shops, pubs and a great monthly food festival, Feast.

On the doorstep of Tivoli Road, there are lots of green spaces (Norwood Park, Tivoli Park, Crystal Palace Park, Streatham common) and a handful of good schools and essential shops. Train stations are very regular from West Norwood, Gypsy Hill and Crystal Palace and there’s a bus stop at the end of the road. You can easily be in London within 30 minutes if needed".
