Property Summary

*** Vendors comments *** "Prior to moving to Benham Lane, we used to live in a flat in South West London for many years. The reasoning behind our decision to move into the two-bedroom house on Bensham Lane was the newest, at the time addition to our family, our second-born son. We knew more space was needed therefore the 78 sqm of the two-bed house and garden at Bensham Lane was appealing to us at the time.

Our oldest son will soon move into Secondary school and his particular secondary school arrangements dictate that he is to attend a certain school in the SW postcode area. It is our wish to be closer to this particular school as daily commutes to and from the area would otherwise be troublesome. We also plan on extending our family and moving into a bigger house makes sense to us at this present moment.

We have been living here for the last three years. During this time, we've been lucky enough to have made new friends in the area, including our direct neighbours. Often, we meet up and spend time together over barbecues and attend social events together or visit nearby parks. During Christmas, New Year, Easter and Halloween we (alongside our children) gather around the adjacent cul de sac, Kelling Gardens, where we engage in themed masked parties etc with the help of some of our neighbours that are working in the entertainment industry. Quality time for the kids indeed (and for adults also for sure).

The property undertook extensive refurbishment at the time of us moving into the property in August 2019. Prior to this, the property hadn’t been decorated or refurbished in many years and the need of such was visibly needed.

Jobs that we undertook included a complete wall strip out and the house has been replastered almost completely. The electrical wiring system and all fittings have been replaced by a new one at that time, alongside a new boiler installed in the house and replacement with new pipes for about 80% of the plumbing system. A new Howdens kitchen and new bathroom were installed at that time also.

One of the best things about Bensham Lane is the local amenities. The house is located fairly close to High street London Road but still around 400 metres away from it, so that noise/dust of road traffic doesn’t affect the house. Being close to the high street means easy access to local amenities such as Tesco (4 minutes’ walk approx), Lidl (4 minutes’ walk approx), Croydon University Hospital (4 minutes walk approx), 24 hours open Gym ‘The Gym’ (5 minutes’ walk approx), West Croydon Train station (7 minutes walk approx) and Croydon Whitgift Shopping Centre (8 minutes walk appox). We are close to banks, retail shops, boots, pharmacies and whatever else is needed".
