Property Summary

***Vendors comments*** "I purchased my home in May 2006 as the first and only owner. It was a great first home and I fell in love with its location, especially being able to commute to Victoria and reach my workplace in Westminster within 30 minutes. The transport links are fantastic — not only can I get to central London quickly, but Gatwick Airport is also easily accessible, with East Croydon just 15 minutes away by bus or 8 minutes by car. I have great bus connections, including the 450 which is a 1-minute walk from my front door. There are also the 198, 50 and 250 bus routes within a 2-minute walk.

I’ve recently had the entire apartment rewired and fitted with new electrics, ensuring all lighting and fire alarms are up to current fire safety standards. My home has been loved and well cared for. The only reason I’m selling is because we need an extra bedroom. If that weren’t the case, I wouldn’t sell, as I love this home so much! It would be a great starter home for a couple or a young family, offering a perfect combination of security, space, and fun."

Since living here, I’ve always felt safe and secure. I’ve raised two boys in this home, and we’ve made wonderful use of the spacious patio that wraps around the back. The patio has been incredibly versatile, whether entertaining guests with drinks on summer evenings or hosting alfresco dinners. When my first son was born, it became his outdoor play area, where he practised football, badminton, and basketball. Today, half of it is a sensory play area for my youngest son, with a sandpit, climbing frame, and seesaw, while the other half is a cosy seating area, perfect for enjoying a coffee or reading a book. The living room, which leads directly to the patio, is a great size. During the COVID lockdowns, the patio was absolutely invaluable.

Another bonus is my 971-year lease and the communal shed area where residents can safely store bikes. It’s located next to a community green space that we can all use. My eldest son spent many summer holidays playing there with other children from the apartment building.

Most of the residents here have lived in the building as long as I have and there is a strong sense of community and care among us.

A major benefit is the off-street parking in our private car park, where residents lock the gate at night. This adds an extra layer of security, not just for our cars but for our homes as well. It helped to reduce my car insurance as well!

Thornton Heath High Street is only a 10-minute walk away and offers convenient shopping options, including a Tesco Superstore, Superdrug, Boots, Costa Coffee, a leisure centre, restaurants, and an amazing variety of food and produce from all over the world. There are many primary schools nearby, and Thornton Heath Library is just a 3-minute walk from the property.

I’ve recently had the entire apartment rewired and fitted with new electrics, ensuring that all lighting and fire alarms are up to current fire safety standards.
