*** Vendor Comments:*** "In November 2020 we happened upon our dream retirement property and immediately placed our home of 21 years on the market. We were under offer for the full asking price (£400,000) within 10 days and began preparing for our move. Sadly, after their mortgage offer was granted, our buyer had to withdraw due to changes in their finances.

Our vendor is prepared to wait for a short period of time and as a consequence our house is back on the market with a £25,000 reduction to attract a buyer who is able to move forward quickly. We are all trying to benefit from the Stamp Duty Holiday.

All of the things that originally attracted us to the house still remain today:

A Beautiful Victorian Terrace in a great central location with access to brilliant transport links to London, Gatwick and the south coast. All of the leisure/social facilities that Croydon has to offer are within walking distance. In addition to this there are numerous local parks and green spaces again all within easy walking distance.

A good sized property with 2 double bedrooms. The 2 storey rear extension means that both the kitchen and upstairs bathroom are large for a property of this type. The kitchen has dual aspect windows which overlook the garden giving a sense of additional space and light.

Two separate reception rooms which can easily be switched around to be a lounge or dining room (or an additional bedroom if so desired).

The private and established garden has secure rear access to a gated alley that only 6 neighbours share.

Great storage space - a easily accessed fully boarded and lagged loft (which could be extended STPP) and 3 additional cupboards over and under the staircase.

A lovely warm home with low energy bills

Parking bays are available directly outside the house and residents qualify for annual permits

From the onset, this house was never going to be a stepping stone on the property ladder. It was our long term home to see us through to retirement.

In the early years we had some major work carried out including a new roof, windows and doors, and the garden was landscaped.

In general we tackle one room a year. We never believed in taking shortcuts and wanted things to last, so we always bought high end fixtures and fittings and used recommended labour.

Over the past few years we have spent £20,000 on complete refits of both the bathroom and kitchen. We have used good quality fittings in both projects and have full stave solid oak hand sawn work tops in the kitchen. The bathroom boasts an extra large bath with overhead 9” rain-shower and luxury fittings.

2020’s project was the front bedroom which was painted and fitted with new carpets and made to measure wooden blinds. The same Emperor carpet (from Carpetright) has also been newly laid in the back bedroom.

Our neighbours are truly the best and probably what we will miss the most. Unique for a London borough, we know virtually all of our neighbours by name, hold keys for several and in turn they have ours. We all look out for one another and help with watering gardens, taking parcels and feeding pets; during this period of lockdown many of us still rally around to make sure our vulnerable neighbours have shopping etc."
