**Vendor's Comments** "Before moving into this property, many other flats were modern but had a ‘boxed in’ feel. This Victorian conversion resonated with us as all the rooms have high ceilings, which was essential for the summer of 2018! The front room is a very good size and you have lots of natural light coming from the double glazed sash windows. The kitchen is recently renovated with new spotlights and oak worktop installed. High ceilings and dimmer spot lights in the passage, leading to the bathroom; toilet, bath & shower. Double bedroom with high ceilings and smaller second room towards the back of the flat. All windows are double glazed, a landing outside of the flat, letter allocation to collect post and drive with parking spaces available.

The location for us being professionals is great. I commute to London Victoria and Southbank via London Blackfriars both of which takes around 30 mins. I can also be at London bridge within 30 mins of leaving the flat via a comfortable 5 min walk. South Croydon train station is the local stop which connects to East Croydon. Via east Croydon I’ve travelled to London Gatwick Airport, London Luton Airport and London St Pancreas for holidays and business trips. Not Forgetting 40 mins to Brighton for Ice-cream. Local buses are the 64 & 433 which can have you at East Croydon train station in 10 mins and central Croydon in 15.

The locality of South Croydon is great, The top of Croham Road you have access to Selsdon High St. Sainsburys, Aldi and Iceland and local shops are a welcomed quieter alternative to busy Purley Way or central Croydon. Also, Tesco Purley is open for 24hrs which has often been a good option for picking up bits and bobs having young children.

You’ll have a wealth of restaurants available to you via Southend; Croydon’s eating district. Plenty of choice to choose from; French, Italian to Turkish! Selsdon road (which I call South Croydon high St) offers Post Office, Cobblers, Pharmacy, Cafes, Tesco Express, Dry Cleaners and Natwest Bank (as well as local shops). Lloyd park is a 6 min walk, good for the up and coming festival scene growing in Croydon, not forgetting long summer evenings. Local secrets: Coombe Woods & Flower Garden, Beefeater Coombe Lodge."
