***Vendor's comments:*** "When I was looking for my first home, one of the main things that initially attracted me to Croydon and Leon House was the location. It fulfilled my desire to be close to excellent transport links; especially being a short walk to East Croydon Station, but also being close to both South and West Croydon stations. This position provides easy access to, not only Central London, but also destinations country wide from the seaside to the countryside. Easy access to Gatwick means trips abroad are close by as well. (Once we are allowed out of the country again of course.) The tram means you can get to Wimbledon and Beckenham with ease. For me personally, being close to family & friends in the South-east was also a necessity.


I particularly enjoy the convenience of being close to Croydon’s wide range of shops, from the excellent local Surrey Street Market and local supermarkets to the wide range of stores in the nearby shopping centres. The larger superstores on the Purley Way provide great choice for the bigger items you need and if you are a Costco member…then there’s one of those too! I’ve also found a few favourite restaurants in the ‘Restaurant Quarter’ that heads down towards South Croydon, especially a couple of great Italians and a delicious tapas place. Boxpark offers a great selection of food and drink and a lively atmosphere when allowed to open.


I enjoy a nice long walk and the surrounding areas contain a multitude of green spaces, parks and woods that you can get lost in, to the point you wouldn’t even think you were still in Zone 5. I’ve often been walking and looked around thinking I must have been transported to the countryside rather than still being within the bounds of a city of 8 million plus people. These areas have proven to be extremely attractive, enjoyable and useful, especially during lockdown while my local swimming pool has been closed. When open, the local Nuffield is only a few minutes’ walk away and has offered a nice quiet pool that I have found very convenient.


Another of the biggest draws when I chose this apartment was its situation on the 16th floor. This affords marvellous views of the London skyline, from the twinkling lights looking all the way to north London at night, to being able to see the Wembley arch on a clear day. For me, being on the north side means it is cooler in the summer, meaning working from home is more pleasant on the hottest days. I also chose one of the corner flats as they come with 4 windows in the living area as opposed to the other ones having 3. This means the room is more spacious and also lets in more light. The layout appealed to me as the living space is in the centre with the bedrooms on either side, giving more privacy. I have had some great fitted wardrobes and storage cupboards built in and this has greatly improved the options for storing clothes and other belongings.


I like the spacious internal feel of Leon House with the airy entry area and large communal workspaces. For those times that you feel like a bit of fresh air and don’t want to venture out then the rooftop garden, with its far reaching views and the possibility of social gatherings, is a great benefit to living here. There is also the roof top kitchen/lounge that can be booked for personal parties. On the 1st floor there is a meeting room which can be booked also. I have found the Concierge service very useful and convenient as they will take any parcels or post too large for your mailbox.


All in all, my first flat was a great choice and the area has provided me with all I have needed in the time I have been here. Life moves on though, even with a pandemic doing its best to scupper things, and in some ways it has sped up my desire to do and see more things. Therefore I have come to the conclusion that I need a different base and I am, with a tinge of sadness, selling up to move on to new and exciting things. I am sure the next owner will find the flat and the whole building a great place to call home and the area around offers all that most people could wish for."
