*** Vendors comments*** "I bought this wonderfully large 2 bedroom flat back in 2004, when Croydon was not yet a hot spot to buy! I saw the potential of the area very early on. Having spent months looking for a flat to buy across South London, I quickly realised that not only did Croydon properties offer much more value for money, the area also had some great outdoor spaces and an array of amenities that I was previously unaware of, such as: the lovely Lloyd Park & Selsdon Wood Nature Reserve plus many other well preserved outdoor spaces.


I personally bought the flat because it was unusually spacious for a 2 bedroom flat with a garden. Being a lover of shopping and eating out, I also loved the fact that the Croydons Central shopping area is within a short walk of the flat with the district being the second largest shopping area to Central London. The well known Centrale Shopping Mall houses the likes of House of Fraser and Zara with Starbucks having opened the same year that I bought the flat in 2004. Despite the close proximity to the shops, Lodge Road is so quiet and peaceful.


Since buying my flat the area has gone from strength to strength, with the extension of the Overground brought to West Croydon in 2010, connecting us with quick and easy access to the heart of the City, with direct links into Canada Water for city workers within 20mins. But also connecting us to great social areas such as Highbury & Islington and Shoreditch, to name a few.


The location of the flat really is ideal for both professionals and families, or those that just want to be able to access Central London and the City within minutes. But for those who don't want to travel into London for fun and activities, there is an array of shops, bars, restaurants, coffee shops and gyms all on the doorstep or within walking distance of the flat. From M&S & Waitrose, to Starbucks & Costa Coffee. Plus the added benefit of the Box Park offering great pop-up eateries ranging from Thai to Mexican food.


The flat is in lovely condition as it has been well looked after and as my very first home, I naturally poured a lot of heart and soul into caring for it. The flat has been redecorated every 4 or 5 years to keep it really fresh. Internally it was last decorated in 2017 and externally both the front and back have been refreshed.


Although the flat is quite modern, it has been decorated with neutral colours making it easy for you to just move in and make it your own! The long length of the hallway and the high ceilings throughout make it difficult to remember you are actually in a flat as it feels so much more spacious! There is also a lovely garden which is perfect for lazy spring afternoons and hot summer evenings with lovely shrubs and colourful plants. 


I have been extremely fortunate to live next to two set of neighbours whom have owned their homes for over 30 years. Both have been extremely kind and helpful with lending a hand whenever I've been stuck for something. They have particularly been a God-send during the lockdown, with little chit chats over the garden fence and offers to water my plants for me when I've been away looking after my elderly father: such friendly and thoughtful neighbours are quite rare in London.


I will absolutely miss this flat and the people I have had the privilege to live next to and I wish I could pick up my flat and move it with me! I am confident it will make its next owners very happy indeed!"
