Property Summary

*** Vendor comments *** "I have loved living in such close proximity to Tooting as my home. The Thameslink station is a 2-minute walk giving great access to South, Central and even North London including the big stations like King’s Cross without changing trains; a quiet, elevated trip into or through the big city.

The tube at Tooting Broadway is also only a walk down the bustling, vibrant high street, full of great pubs, restaurants and retro iconic venues like ‘Tram & Social’. If you want to go south instead you can go the other way to nearby Streatham Common or Mitcham Eastfield’s station."

I chose the flat because it’s perfectly placed between the hubbub of London and the quietude of the local historic Graveney area, and only a 2-minute walk to the large green space of Figges Marsh. It has all the benefits of SW17 without paying the earth.

The ceilings are super high and there is plenty of light throughout; they really knew how to build great houses in Edwardian times! The flat has everything you need – three bedrooms (or have a separate large, light lounge), combined kitchen, diner and bathroom with shower over bath.

I am selling with as much of the furniture, wardrobes, curtains, etc as you wish. The property has been repainted and decorated within the last few years, though I’m sure you’d want to put your mark on it... and has been lived in continuously for as long as I am aware of, at least 8 years now.

The flat is offered as a share of freehold. As the upper maisonette, you own the whole 1st floor and all the generous loft space with the option to extend upward; especially easy given recent reductions in planning restrictions. Some neighbours have even added a terrace/balcony on the back of the rear pitch which would also be possible here.

I’ll really miss our local pub the “Gorringe Park” right on the doorstep - a shining example - with all sorts of extra activities – film nights in their underground cinema, kids activities during the day, quizzes in the evenings, great food and an eclectic mix of ales, beers and other drinks.

The flat has served me well for many years, but it no longer makes sense for my job to have an anchor in South London, so I am looking for a buyer to make the best of this home. "
