***Vendor's comments*** "When we first viewed our flat, we knew it was an exception in the area because of its large, bright rooms, separate kitchen, enormous living space and incredible location. As you walk in, you're greeted by a staircase and a stunning period banister, which leads to the landing and the four very well-proportioned rooms. We've absolutely loved living here and have raised a small child, a dog and two cats very happily; the space has come in very handy. Having access to a shared garden, which only we really use, has been a major plus.


The location has been perfect; 10 minutes from East Croydon station as well as the High Street and only 40 minutes into Central London. It's also very close to a variety of parks and an easy train trip or drive to some beautiful natural areas in Surrey, of which we've made extensive use.


My wife loves to cook, so having a big separate kitchen was a must and that's quite difficult to find in one-bed flats. The kitchen is bright and beautiful, with loads of cupboards, acres of wooden counters and a spot for a dishwasher, which we put in. We also installed a new boiler about 3 years ago, a new shower and a living room TV/bookshelf unit, but have otherwise not needed to do any work to the place. The building itself needed refurbishment when we moved in, but that has mostly been completed and it now feels like a brand new house, but with plenty of period property charm.


The bathroom makes the flat a rare find as well, having both a bath and a shower, and its own window - something you don't see a lot in flats in period buildings! Being a loft conversion gives the rooms a cosy feel, with them being very spacious and airy. The bedroom, kitchen and living room all share the characteristic slanted dormers, which we loved at first sight. The living room is the centre-piece of the flat with enormous floor space, a few nooks and crannies and lots of possibilities. We've set it up in turn as an open-plan lounge and a smaller living room with a home office tucked away under the dormer.


Our flat has been the perfect home to start a family, being quiet and spacious but conveniently close to the busy high street. We love Croydon's pubs and shops, the Ludoquist Board Game café, as well as all the places to take children and dogs nearby. We're ready to expand our family, so we're looking for a place with some more rooms and a larger garden, but we'll definitely miss our first home when we move out.
