*** Guide price of £525,000 - £550,000 *** ***Vendors comments*** "Built-in 1902, our 4-bedroom house is full of Victorian charm with luxury features such as sash windows, a HETA wood burning stove and oak flooring throughout. When we first viewed this property, we were amazed by the 3-meter-high ceilings dressed with wide coving and spacious rooms. The sanctuary of a back garden in London, which isn’t overlooked, was also a treat and as we have discovered – a must-have for children. To say we have amazing neighbours is an understatement as they have felt more like family than neighbours. There is also a real sense of community on our road.

There is an abundance of great schools in the area as well as exceptional nurseries. Our young children have flourished in their settings while living here and have made friendships. Grangewood Park is a 5 – 10-minute walk away (depending on little legs) and is a favourite of ours because of its oak woodland, gardens, tennis courts, bowls club, and fantastic newly built playground.

In 2018 we undertook a loft conversion to transform our house into a four-bedroom, two bathrooms and WC to meet the demands of a growing family. The windows on the ground floor were upgraded to double-glazed sash windows along with an upgraded inner front door. The same sash windows have been installed on the second floor along with a Velux window and skylight that floods the hallway and wooden staircase with natural light. The staircase is one of our favourite features of the property along with the wood-burning stove. In addition to these are a large rain shower en suite in the master bedroom and an extra-long and wide bathtub in the family bathroom to suit any mood or preference. The carefully incorporated data ports on each floor and wall sockets in each room add convenience and ensure quality access to the internet / electrical items. These were purposefully planned for when we rewired the house and fitted new radiators throughout. We also hardwired cables in the lounge for a dedicated surround sound system for those memorable movie nights. While the master bedroom with en suite is set up to include a wall-hung TV for those morning lay-ins.

We love our garden, which was baron when we first moved in. Over the years we have added a step-free deck and shaped the modest green space into a manageable haven with an array of plants to add colour and intrigue.

Our home is ideally located within a 5-minute walk away from a large Tesco supermarket, Thornton Heath Leisure Centre and Thornton Heath train station, which will get you to London Victoria in 25 minutes or London Bridge within 30 minutes. We are also a 10-minute drive away from Croydon University Hospital, 15 minutes away from IKEA, B&Q, Vue cinema, Boots and many other high street brands. While Crystal Palace is a mere 25-minute walk away where you’ll have access to a variety of shops and restaurants, not to mention the entrance to Crystal Palace Park.

We have spent 7 happy years in our lovely home. This house started off with a couple of young professionals and has grown into a family home. There isn’t a part of it that hasn’t been renewed, upgraded, or restored to the highest quality and has been done lovingly as a forever home. However, family and adventures abroad are calling and it is time to hand this special home to new custodians for the next chapter of its and your life".
