Property Summary

***Vendor comments*** "Welcome to our lovely family home! Our home on Princess Road has been our family home since it was built in the 1950s. We were the first family to live in it, and five generations of our family have made many happy memories in it. It most certainly has some wonderful, warm, and funny stories to tell.

We have all moved on now, so it’s time for the house to become home to a new family and for that family to add to the memories of the household. The house is close to transport links to London, including East and West Croydon Stations, Tramlink, and West Croydon Train Station, making access to London and beyond very convenient".

***Vendor comments*** "Welcome to our lovely family home! Our home on Princess Road has been our family home since it was built in the 1950s. We were the first family to live in it and 5 generations of our family have made many happy memories in this home. It most certainly has some wonderful, warm and funny stories to tell. We have all moved on now, so it’s time for the house to become home to a new family, and for that family to add to the memories that the house holds.

The house is close to transport links to London, including East and West Croydon Stations, Tramlink, and West Croydon Train Station, making access to London and beyond very convenient. Many schools serve the area ranging from infant schools, through to secondary and high schools, notably, many Harris Academy schools have been rated ‘outstanding’ by Ofsted. Croydon University Hospital is a short walk away as are many other local amenities.

Our end-of-terrace house has been completely renovated from top to bottom. It has new central heating, it’s been fully rewired, it has a new kitchen, bathroom and toilet and it has been made ready to accept an Electrical Vehicle Charger. It has been fully double-glazed throughout.  Our lovely home is warm and welcoming. It has a good-sized entrance hall which leads to a modern shaker-style kitchen, fully fitted with an integrated fridge, freezer, dishwasher, washing machine, oven, hob and extractor. The kitchen also has a small dining area with double-aspect windows, one window being a patio door that leads to the back garden.

The garden has a decked area, a small barked area and a brick-built shed. Whilst the finished garden may be compact there is a much larger garden beyond the fence that also belongs to the house – a project just waiting to be imagined! In the past we have grown vegetables in the garden, it’s also been a great football area, and it once had a lovely summerhouse and pond. These features no longer exist, except in our memories, but the area is ripe for a whole set of new, modern features that will meet the needs and requirements of the next family to make this house their home. The end-of-terrace aspect of the house means that the overall garden is much larger than average and it has an enormous amount of potential just waiting to be realised!

The living room is a generous size with double-aspect windows. It does have an open fireplace that hasn’t been used in years, but it’s there waiting to be fired up.

Upstairs, there are 2 double bedrooms (one is a dual aspect) and a large single room. The rooms are bright and airy. There is also a modern newly fitted bathroom with a shower bath and separate toilet with a modern hand wash basin. The large loft can be accessed from the upstairs landing which provides ample additional storage.

The front garden provides off-street parking on a gravelled surface. There is an outlet ready to accept the EV charger mentioned above.

Saying goodbye to Princess Road will be very sad and very hard, but we take very happy and precious memories with us".
