I loved the character of this house (albeit a bit of a wreck when I bought it but I love a challenge) and the space it offered. Enough bedrooms for one each, great living space and conservatory, a huge garden back and front, a garage and off-street parking around the back on a private lane which gave me the added safety for them when coming and going.


It was also near all the really good local schools, especially Wallington Boys, and a single bus ride to Wallington Girls, as well as all the other schools easily reachable.


The house has been a lovely home for 21 years and the only reason I am now moving out is to move down nearer to my grandchildren in Hampshire, with my children all now grown up and flown the nest.


The house is really well located for shops in Croydon, Wallington and Sutton as well as having Ikea, Valley Park with its shops and entertainment outlets a short walk away and Asda just across the road. There are good transport links with buses, 3 tram stops only a short walk away plus rail stations at Waddon and Wallington. You can get into central London in less than an hour via East Croydon or Wimbledon, or down to the coast at Brighton in just over an hour too. Road links are also good with access to M23, M25 and others all a short drive away. Mitcham Junction and Mitcham East fields stations have direct trains to London in 20 mins both just a short bus or tram ride away.


The garden is a lovely haven and if you’re into nature we have resident birds a plenty including the exclusive Beddington tree sparrows, blue tits, coal tits, robins, magpies, blackbirds and herons (and the occasional stork) thanks to the nature reserve wetlands behind. If you are interested in history, the house is built on part of what was a Roman villa and baths so you never know what you might find buried deep under the soil! There were excavations across the whole site some years ago when dinosaur remains were also found.


There are many historic tales of this area including Sir Walter Raleigh is meant to haunt the local Church Path leading into Beddington Park, only ½ a mile up the road from here. And Queen Elizabeth 1st is said to haunt Carew Manor on the edge of the park.


I have really enjoyed my time here, it’s a lovely family home and I will miss it but it is time to move on".
