Property Summary

***Vendor's comments:*** "When we first stepped through the front door, the things that we fell in love with were the high ceilings and stunning views. With this flat being a corner aspect and facing out to the Surrey Hills, you have virtually uninterrupted views for miles and the floor-to-ceiling windows throughout the flat give it an extremely bright and airy feel. We discovered the high ceilings are unique to the top 2 floors of the building, so when we viewed flats on lower floors or on the other side of the building with views blocked by skyscrapers, they just didn't compare with this one."

We have loved our seven years living here and it has been perfect for us so we will be sad to move but we are now at the stage where we need to upsize.

Another massive selling point for us was the great location. Set in the heart of the 'restaurant quarter' in Croydon, we love the choice of excellent restaurants and bars on our doorstep. However, being on the 11th floor means that we are unaffected by the noise and activity that would usually come with living in such a central location.

East Croydon station is only a 10-15 minute walk away and from there you can be in central London in 10 minutes. Being able to be in central London in under half an hour means it is actually much quicker to be in central London than places geographically closer. However, if you seek some refuge from the London fog, there are also direct and quick trains south; you can be at the coast in 45minutes and Gatwick Airport for a weekend away in only 15mins. The flat also has the added benefit of a coveted private parking space; this rarity in central Croydon has been invaluable to us.

One of our favourite features is the interior layout, with an open plan living/kitchen area, this space has been perfect for everything from cosy nights in, to entertaining friends and family. Also having one central living area makes the flat very low maintenance, and it never takes long to get it looking presentable. The two bedrooms are also a very good size and have lots of room for storage which is a rare find in a two-bedroom flat, plus waking up every morning to that view is something we will definitely miss!

Finally (what is now much more of a selling point than it was previously) the energy costs of this flat are extremely low. As the cladding and insulation have been fully replaced. It is extremely energy efficient and we virtually never need to turn the central heating on, even in the depths of winter."
